Dallas developers get key funding for big Lake Highlands redevelopment project

Dallas Morning News Article regarding VCC’s latest project in Dallas:

Five years after ground was broken for the project, developers have finally gotten funding to move ahead with construction on the first buildings in the big Lake Highlands Town Center in northeast Dallas.
The 70-acre redevelopment at Skillman Avenue and Walnut Hill Lane replaces hundreds of aging apartments that were torn down along White Rock Creek several years ago. Dallas developer Prescott Realty Group and its partner, Austin-based Cypress Real Estate Advisors, built all the infrastructure for a mixed-use development on the property before the economic crash stalled the deal.
Since then, public sector improvements to the area have continued while the developers kept working on securing tenants and funding for the big deal. Dallas County records show that Lake Highlands Town Center has received a $23 million HUD-backed mortgage arranged by Love Funding of Washington, D.C. The first phase of construction on 2.8 acres at Sedgwick Drive and Watercrest Parkway will include 200 apartments units.

Irving-based general contractor VCC, LLC – an experienced builder of mixed-use projects – has been hired to build the Lake Highlands project. Prescott Realty said in January that it was seeking financing to start the project that will include construction of four-story apartment buildings with 200 units and ground floor restaurants. Prescott officials say they will make a formal announcement soon about the construction start for the project.

So far almost $86 million has been spent on the big project – including $13 million from the public sector and more than $10 million from DART to build a new light rail station in the development.
The first phase of construction included new roads, a lake park and other public amenities.
